Phuket Property & Real Estate

Phuket property is making a big comeback as signs that the recession is almost over are attracting investors and buyers back into the market hoping to make a killing while properties still appear cheap.

Property in Phuket still looks fantastic value compared to similar properties globally. Phuket condominiums and apartments in Phuket are showing the greatest interest amongst new buyers. These were hardest hit during the recession as traditionally Phuket sea view condominiums, be it Phuket two bed apartments and condominiums or Phuket one bed apartments and condominiums or even Penthouses in Phuket.
By comparison Phuket Villas performed reasonably well during the recession and continued to sell. Ironically it was the cheap Phuket villas and the high end luxury villas in Phuket that performed best. These included villas in Cape Yamu, villas in Surin, villas in Bangtao beach, villas in Kata, villas in Karon as well as Rawai villas and villas in Chalong. Villas in Patong are few and far between and this market is usually dominated by Patong condominiums and Patong apartments. Penthouses in Surin did especially well as did Penthouses in Kata.

Individual developments that performed well included The Heights Kata and Baan Yamu in Cape Yamu. Property in Mao Khao beach was dominated by the West Sands development which looks like being a sure fire winner. There are beach front villas as well as Penthouses and condominiums in Mao Khao beach at the West Sands development. Projects that performed less well included the unduly long named Bangtao Tropical Residence which lost out being a Bangtao Beach condominiums development begun just as the recession took hold. As it nears completion signs are that sales are finally beginning to happen with 30% now sold out.

Unfortunately very new and up and coming areas like Ao Po or Ao Por on the East`Coast of Phuket struggled in particular in the Phuket condominiums and Phuket Penthouses grouping so we would have to discount Ao Por condominiums as not being amongst the winners. Maan Tawan while looking like a super new Thailand condominium project will have to wait a bit longer. The big exception was the luxury villa in Phuket development known as Barama Bay or Jumeirah Residences. These multi-million dollar Phuket villas continue to outperform the recession. It is expected the forthcoming high season will see a continued growth in the sales of Phuket Villas, Phuket condominiums and Phuket apartments which should prove to be a sound investment as well as the tropical paradise home in Thailand.
